While Northside “boundaries” vary in definition, it usually refers to the area north of St. Johns River, the Westside at 20th St., and the urban core. It includes much of the City’s transportation hubs, such as the Jacksonville International Airport, JAXPORT cruise terminal, Blount Island and Dames Point Marine Terminals, and Jacksonville Station. Residential communities like Panama Park and Tallulah-North Shore date back to the turn of the century. The scenic Trout River makes up Tallulah-North Shore’s northern border.

Northside Jacksonville inhabits the 32218 zip code of Jacksonville, FL. Their population skews lower than other parts of the city. The median age of a Northside resident is 35, with the majority of residents in either their late 20’s or early 40’s. According to Zip Data Maps, as of the last census (2010), the median household income was $48,526. Most of those employed on the Northside work in the management, computers, healthcare, and architectural industries.

Home Values

According to Zillow, the median home value in the Northside Jacksonville area is $194,432, a 4.2% increase from the previous year. They consider this a “warm” market, tipping slightly in the seller’s favor. Currently, they forecast another 4% or more increase in home values over the next 12 months. 

Things to Do

It’s not all transportation hubs and businesses in the Northside community. Located on the north side of St. Johns River, River City Marketplace is the largest outdoor shopping mall on the Northside. For nature-lovers, the Jacksonville Zoo and Gardens showcase exhibit that both educate and entertain its guests. Their Manatee Rescue and Rehab program treats and cares for these amazing creatures that live right in our own backyard. Guests have the opportunity to feed the giraffes, lorikeets, and stingrays.
